About the Founder - Dave Hardy 

Dave brings over 20+ years of senior leadership experience in self storage operations, sales, real estate, and development, having spent more than two decades with StorageVault Canada which operates Depotium Mini-Entrepôt, Access Self Storage and Sentinel Storage brands. Throughout his career, he played a key role in the operational and physical growth of one of Canada’s largest self storage platforms. During this time, Dave oversaw more than 4 million rentable square feet of self storage across 82 locations nationwide, while leading and supporting over 200 employees across Canada. His responsibilities spanned portfolio wide operations, performance optimization, leadership development, and long term real estate planning. Dave brings a strong, practical understanding of development and expansion, having been directly involved in feasibility studies, site evaluation, underwriting, unit mix planning, phasing strategies, and expansion planning. His development perspective is grounded in operational reality, ensuring that new projects and expansions are designed to perform efficiently from day one, not just look good on paper. 

A core strength of Dave’s work is revenue management and sales performance. He has a deep understanding of how to optimize rents quickly and responsibly, improve pricing discipline, and drive revenue growth through better systems and decision making. He has designed and refined sales processes, training frameworks, and performance metrics that improve conversion, increase occupancy, and raise productivity across teams.

Dave is known for his direct, no fluff approach. He provides clear, honest guidance rooted in experience, telling owners and developers how things truly perform in the real world rather than how they are assumed to perform. This clarity is especially valuable for new developments and growing portfolios, where early decisions have long term consequences.

Today, Dave works as a mentor and strategic advisor, helping owners and developers create a clear blueprint for portfolio growth, operational improvement, and development execution. His role is to ensure leadership teams have access to over two decades of hands on experience, giving them the insight and confidence needed to make better decisions, reduce execution risk, and gain a meaningful competitive edge. Where appropriate, he may introduce trusted third party professionals, including construction partners, always transparently and at the client’s discretion.
